For property investors who want a plan, not another strategy
Stop chasing BTL, BRR, HMOs, serviced accommodation and whatever someone tells you is the “best” strategy this week.
The Property Strategy Trap shows you how to build a property plan around your actual life, resources, goals and boundaries, instead of copying somebody else's portfolio.
The problem
“Which property strategy should I do?”
Spend a few weeks researching property and you'll find someone passionately recommending almost every strategy available.
Sound familiar?
This book was written particularly for people who have done reasonably well in life, have something to invest, and don't want property to become another full-time job.
Maybe you've built a successful career or business. You have savings, equity or borrowing ability. You know property could help create more options for your future.
But every new strategy you learn seems to create another decision.
Eventually you know enough about six strategies to be confident about none of them.
A different starting point
Asking “what's the best property strategy?” is a bit like walking into a car dealership and asking “what's the best vehicle?”
The answer depends on the journey.
Are you trying to create another £500 a month? Replace your salary? Reduce your working week? Build long-term assets for your children? Create enough security that work becomes a choice?
Those destinations can require very different property plans.
The solution
A seven-stage decision framework built around you, not somebody else's favourite strategy.
Property taught me to stop starting with the obvious limitation
When I decided I was going to invest in property, I didn't have a conventional deposit sitting in the bank.
An investor provided the deposit. A mortgage provided the majority of the purchase price. My own initial cost was roughly £800 in legal fees.
That didn't teach me that money doesn't matter.
It taught me something more useful: don't let the most obvious limitation become the whole picture.
I didn't personally have the deposit, but I could find the opportunity, understand the numbers, bring practical knowledge and solve problems. Those were resources too.
That's a very different lesson from simply asking, “How much money have I got?”
Then property taught me something else
I retired at 52.
It sounds like the perfect ending to a property story.
My retirement lasted about three weeks.
My friends still worked. Debbie still worked in her business. It was February and suddenly I had something I'd spent years trying to create: nothing I had to do.
I hated it.
Property hadn't failed. It had done exactly what I asked it to do. I'd misunderstood the destination.
Property didn't ultimately give me a life where I never worked again. It gave me the ability to choose what I worked on.
